One of the more beautiful condominium complexes, Kamaole Sands condos for sale are scattered throughout a 15 acre resort community of 10, four-story buildings with 440 units. Tropical gardens encompass the interior courtyard of the Kamaole Sands condominiums with lush manicured lawns, fish ponds, fountains, waterfalls, blooming flowers and a variety of palm trees.

The best views can be experienced from either Kamaole Sands building 10 in the very front, then building 1, 2, 7, 6, 5 and 3 which face the interior. Towers 4, 8 and 9 are located towards the exterior of the development. Tower 8 & 9 have good ocean views from the 3rd and 4th floors but overlook the Hale Kamaole condos.

Then there is the single floor unit with 1,036 to 1,230 interior area. The 3 bedroom, (2 or 3) bath residences are rare and include 1,089 to 1,625 square feet of living space on 2 floors.

Many of the Kamaole Sands condominiums have been remodeled with split air-conditioning, natural stone flooring, granite countertops, stainless steel appliances, high end fixtures, natural hard woods and designer furnishings. Kamaole Sands condo guests and residents have access to the large swimming pool, 2 Jacuzzi spas, children wading pool, 4 tennis courts and 8 barbecues.

Completed in 1983, the Kamaole Sands condos are located across South Kihei Road from Kamole Beach III and within walking distance to shopping, restaurants, bars and activity centers. The on-site vacation rental management company is Castle Resorts & Hotels, located in the main guest lobby as you enter the project.

Home Exemption

The law allows just one (1) home exemption; if a husband and wife live apart and own separate homes, they shall be entitled to one exemption, to be apportioned between each of their homes in proportion to the value.

In order to qualify for a home exemption, you must own and occupy the property as your principal residence with the intent to reside on the island 270 days in a calendar year.

The home exemption is deducted from the assessed value and the homeowner is taxed on the balance. Current home exemption of $200,000 applies to all homeowners regardless of age.
