Building 1 has 1 vertical stack, as Buildings 2-5 have 5 vertical stacks each and numbered 1-5. All buildings have two floors and each unit has an assigned covered parking stall.

  • Type "A" floor plan: Buildings 2, 3, 4, and 5 in the center vertical stack #3 with 2 units per building.
  • Type "B" floor plan: Buildings 2, 3, 4, and 5 in vertical stacks #2 and #4 with 4 units per building.
  • Type "C" floor plan: Buildings 2, 3, 4, and 5 in vertical stacks #1 and #5 with 4 units per building.
  • Type "D" floor plan: Building 1 with 2 units only.

Only the condos with the "C" and "D" floor plans are considered end/corner units with more than two exterior walls with windows. The "D" plan has windows on all four walls. End/corner unit numbers are as follows: 110, 120, 211, 215, 221, 225, 311, 315, 321, 325, 411, 415, 421, 425, 511, 515, 521, 525.

Unit Number Explanation - use (224) as an example: 1st digit (224) is the building number, 2nd digit (224) is the floor level, and the 3rd digit (224) is the vertical stack number.

Building Location - Building 1 is closest to the cliffs. Buildings 2-4 face the 7th fairway. Buildings 1, 2, and 3 have the best ocean views. Building 5 sits perpendicular to the 8th fairway, and along Ka Haku Road which may experience occasional road noise.

Emmalani Court - Amenities

Home Exemption

The law allows just one (1) home exemption; if a husband and wife live apart and own separate homes, each shall be entitled to one-half (1/2) of one exemption for a maximum period of 2 years.

In order to qualify for a home exemption, you must own and occupy the property as your principal residence with the intent to reside on the island 271 days in a calendar year.

The home exemption is deducted from the assessed value and the homeowner is taxed on the balance. Current home exemptions by age group: $160,000 (<60 yrs); $180,000 (60 - 70 yrs); and $200,000 (>70 yrs).
