Building Location - Buildings 3, 4, 5, 6, and 7 are situated along the bluff and have unobstructed ocean views. Buildings 1 and 2 are located behind Buildings 3 and 4 on the other side of the parking lot. All buildings are bow-shaped except that of Building 7 which is rectangular.
Alii Kai II Hanalei (Phase II) has a total of (56) 2 bedroom units within 7, two-story buildings. This phase includes Buildings 8-14, and was built in 1979 on 5.89 acres, but sits a bit further from the cliff. Some Phase II condos still offer ocean and mountain views. Most condos here are in a timeshare program.

The law allows just one (1) home exemption; if a husband and wife live apart and own separate homes, each shall be entitled to one-half (1/2) of one exemption for a maximum period of 2 years.
In order to qualify for a home exemption, you must own and occupy the property as your principal residence with the intent to reside on the island 271 days in a calendar year.
The home exemption is deducted from the assessed value and the homeowner is taxed on the balance. Current home exemptions by age group: $160,000 (<60 yrs); $180,000 (60 - 70 yrs); and $200,000 (>70 yrs).
