Just Sold: Wailea Ekahi 28B Sells in 58 Days

I listed this condo for sale at Wailea Ekahi 28B back on August 30, 2011 and we just closed October 27th. Within the first day we received a cash offer, but I and the seller chose to wait for additional offers. By the 29th day we accepted a cash offer of $760,000 with a 30 day close.

Taking into account only the 1 bedroom, 2 bath foor plans at Wailea Ekahi over the past 12 months, the average days on market was 249 from the day of listing to the day of closing. The average list price was $796,750 and the average sales price was $743,750, representing a 6.7% decline. Wailea Ekahi 28B had only 58 days on market with a list price of $799,000 and a sales price of $760,000. This represents a 4.9% decline from list price to sales price.

Currently there are 10 Wailea Ekahi condos for sale with no escrows and we were the last sale since July of this year. The newest listing is Wailea Ekahi #24B (MLS #349910), just across the parking lot from unit #28B. It is a 1 bedroom, 2 bath with 885 square feet and listed for only $378,000. It is a bank owned foreclosure property in Wailea and should sell above the asking price within the next 2 weeks. On the downside is that it is located right on the road and has no ocean view, but you can't beat the price per square foot of $427.12 when unit #28B had $798.32 per square foot.

I know. We had received multiple cash offers and sold over the average price for that model. Did not want her on the market for 8 months before an offer came in, so priced it $799,000.
