2011 October Wailea Makena Condo Stats
The following Wailea Makena condo statistics cover the period of October 1-31, 2011. Active listings increased to 117 units when compared to the previous month of September with 106 units and days on market (DOM) dropped to 197 days from 211 days. There were a total of 10 pending escrows in October, down from 12 in September and the DOM decreased from 290 days to 267 days. Sales increased to 8 condos, up from 5 condos in September. Average sales price was down to $1,188,062 and the average list price increased to $1,254,564 resulting in a 5.4% decline from asking prices.
In October 2010 there were 8 sales with averages of 180 DOM, list price of $1,229,500, sales price of $1,153,125 and a median sales price of $762,500. Total closed sales volume for October 2011 was $9,504,500, an increase of 12% from the month of September. Overall the Wailea condominium market was affected by an increase of 2% in the average list price and 3% in the average sales price, with a decrease in the median sales price by 10%.
