2011 October Oahu Real Estate Stats

The following Oahu real estate statistics cover the period of October 1-31, 2011. Closed Oahu condominium sales increased from 319 to 321 units, only a .6% increase from that of October 2010. There was an 18.8% increase in the number of days on market from 32 days in 2010 to 38 days in 2011. Median sales price also saw an increase of 1.7% to $305,000 from $300,000 in 2010. Average sales price increased from $350,742 in 2010 to $376,651 resulting in a 7.4% increase to the sellers. Pending sales had an increase of 20.7% from 305 to 368 listings in escrow. Inventory of Oahu condos decreased by 20.2% from 2,283 units in 2010 to 1,821 units, leaving a 5.3 month supply of condos for sale on Oahu. The percent of original list price compared to the actual sold price received by seller had an increase of .1%. Overall the Oahu condominium market was affected by increases of 18.8% in the days on market, 7.4% in average sales price and 1.7% in the median sales price.

Closed sales of single-family listings in October decreased by 9% to 223 units from 245 units in 2010. Days on market increased by 28.6% from 35 days in 2010 to 45 days in 2011. There was a decrease of 2.3% in the median sales price from $592,500 to $579,000. The average sales price increased by 8.7% from $671,512 in 2010 to $729,970 this year. There was a small increase by 1.8% in new escrows with 281 in 2010 to 286 in 2011. Inventory decreased by 17.6% from 1,722 units in 2010 to 1,419 units in 2011, resulting in a 5.6 month supply of homes for sale on Oahu. Sellers realized a .5% increase in sales price over original list price. Overall the Oahu single-family market was affected by increases of 28.6% in the days on market and an 8.7% in average sales price, with a decrease by 2.3% in the median sales price.
